Would just go with some floor and doors hights levelling and taking out the cement render that makes the walls peel off. Old houses have more lime morter, they need breathing out humidity and a cement render does not let them so

This would be a great investment for someone to renovate for vacations, if made into three separate apartments. The kitchen in the second apartment could be adorable, especially if used as a mini kitchen for guests if a door into the next unit can be made or recovered. A lot of potential made even better with the reduced price. I am also excited to see another episode of your own home you're working on. 😊

This home is the best of all the homes I have seen from you! Gorgeous and huge for the price. The cupboards and wooding are the best at a light color. Wish I had the excess cash! So much room everywhere. Unbelievable :) It will be a dream come true - for anyone! Good Luck! This is definitely the town I wish to grow old in - few years I will be in Italy!

But I have NEVER dropped my jaw like I did when you revealed that cavernous garage! To mis-paraphrase Obi-wan Kenobi from Star Wars, "That's not a small underground apartment...That's a garage!!?!?!"
